I guess let's transition to just the overall real estate market.

So when I got into real estate in 2016, I think things were appreciating, but it's pretty stable market.

If you, I started off as a realtor and I would make a joke

When it was like 20-20 to 2022 when I started real estate if you listed a house overpriced, it didn't sell.

Of course. I know, like the last few years, it was like, oh, everything's going to sell.

Even if it was like 5K over, it just wouldn't sell.

Like, literally you had to be listed correctly

So I went through that I went through a small recession when they raise interest rate

18 yep 2018 I remember I felt that that was when I was just like okay interest rates actually there are

cycles yeah yeah like your ego will not get you through a recession yeah like so I was like

okay that's interesting 20-20 came obviously I got rich so shout out to

Yeah doing the work yeah did the work there at the right time and then 2022 they raised interest rates and then right now interest rates have been high since then so we're coming on two years

of high interest rates.

Where do you see the real estate market going now?

So what I would tell someone in most markets

be prepared for five to six years of sideways.

I believe real estate moves in decades in cycles and I think what happened in 2020 to

2022 is we got all the appreciation in two years. Yeah. So we've got somewhere between

four and seven years of basically a flat market.

Damn, okay. But if you know that, yeah.

I just go find motivated sellers and you know create win-win situations and so you think

interest rates are going to stay at like 7% I well I move and let me answer this
