but I wanted to have you back on because I know right now multi-family

I feel like it's in a space where you could take advantage of it or you could go bankrupt from it

and I know you're the expert both are are happening right now man. I mean there are

foreclosures right now happening. I have never seen so many assets come on the

market. We call them assets apartment complexes. I've never seen so many come on the market

as they're on right now.

And the deals are coming.

I mean, you still have to hunt for them,

but we just closed on a screaming deal in San Antonio

at about a 40% discount.

Dang. So, yeah, I mean, just like a unicorn deal,

but I'll tell you, you know, there's a lot of operators in trouble.

They took this adjustable rate debt called bridge debt,

and it's, and these rates are ridiculous ridiculous I was talking to somebody this morning

that's at 16% on their debt wow interest interest yes dang no it's insanity and

you know but and the average is like 8% and yeah with these these operators pro forma these deals at 3% or 4%

when it doubles that's a big deal when you're talking multi-million dollar debt.

Yeah. And so, you know, I know that lenders are working with borrowers right now,

but they're not dropping interest rates they're just adding

They're giving a loan modifications, but adding that deferment onto the end of the loan

Which to me is just kicking the can down the curve like we're doing here in this country with our national debt.
