How did you scale working with pre-foreclosures?

Because it seems like there's not that many pre-foreclosures in general.

So how are you doing 150 deals a year?

So in our market, Kansas City, every market's going to be different, but we have probably 60 to 80 at any given time that have an active foreclosure sale.

Yeah. So you were talking about notice of default, which is another awesome list.

That list might be anywhere between 100 and 200 at any given time.

Imagine they get behind on their payments.

Some things happen in their life.

But a lot of people are like, oh, crud.

I need to solve this.

Or maybe they had direct pay and something went wrong.

And then it's like, oh, let me catch it up.

So a lot of those are

going to be solved but there's probably in our market two to three hundred of them at

any given time yeah so even if you get a fraction of those yeah as deals you can have a really lucrative business and you saw just like I did I was

knocking foreclosures at the time I wasn't aware of notice of default yet

I was just talking to the ones that were really close to being foreclosed on.

Yeah. And I started working notice of default probably three four years ago.

I'm like, look, there's a subset of people that they're behind.

There isn't a foreclosure sale yet, but they're a responsible person,

just something has happened and they have to solve this now.

They cannot sleep another night until it's figured out.
