0:38.6	And today we are discussing what Gino would do if he had to do it all over again.
0:44.7	If he had to start from scratch in today's market, gang, we started hunting deals in 2011.
0:50.6	The market was very different.
0:53.0	The country was coming out of the Great Recession,
0:55.0	and many emerging markets were overlooked. Debt was harder. It was more conservative,
1:01.2	and rents in many markets were suppressed versus today's current standards. Our mentality at the
1:07.4	time was very basic. Let's get multifamily deals that make money,
1:11.3	a.k.a. cash flow. We wanted cash on cash return. That's all we're looking for. The cost
1:16.8	per units were much lower than they are now, but so were the rents. Our second deal,
1:21.3	the rents were 350 per unit. So folks, this stuff is all relative. I know the old adage.
1:26.9	The best time to always buy was five years ago.
1:29.3	Well, hey, the best time to buy is now. It's time to get educated, folks. That's what it's all about.
1:34.9	So, G Daddy, if you were starting all over today, but possessed the knowledge that you have now, how would you attack starting a multifamily investing company?
1:46.0	First thing that I would do is I would start crying right now and get it's a lot of work,
1:50.9	right? Sit in the corner and just say to myself, what happened? Show me the fetal position for the
1:55.5	folks in YouTube. I'd be like this, bro. I'd be like, what happened?
2:03.9	I really, I would set back and go all that work.
2:06.3	But, you know, Henry Ford, I think, said it best.
2:08.0	He has the knowledge.
