I'd like to have you walk through all your deals and tell us exactly how you made things work.

Let's start with your first property.

Tell me about that deal and tell me about how you put the financing together um i um purchased

the property with my old landlord actually um i was renting a property in insinitas insinitas

the average houses at that time were over 800 000 um and it's a half acre lot the house is 4800

square feet and there was an attached granny flat.

And just kind of writing the numbers, I was realizing that it's too expensive to rent

somewhere else.

I can live in the attached granny flat, rent out the rest of the house, and have a cash flow.

And so that's what I did.

I bought it with my old business partner, my old landlord.

We have a partnership agreement.

We did the conventional purchase.

But I've been living in my attached garage box since then.
