Today, Chris is going to attempt to put a bow tie on this very broad and important topic of cost segregation. So without further ado, Mr. Chris, welcome back.

Yes, thank you so much. Good morning, Jake, and good morning, Gino, and good morning to all the people who are kind enough to listen to this.

So, we've been talking cost segregation, and there's a few parts that we haven't got to yet, and I know you know a lot about energy and these different programs.

So if you get an opportunity, can you talk about the 45L program right now?

Okay.

Well, we work with a number of different government programs.

Many of these programs have been around for a long time, years or decades, and essentially

almost nobody knows about them.

So one of them that deals with specifically apartments, so cost segregation or modified

accelerated cost recovery system is primarily what I do, what our organization does nationwide.

And these other programs do not conflict with that.

They don't take away.

So these things can run side by side.
