too i was uh i was perusing your website earlier looks like you have some some nice assets on there

and before we get to know you a little bit just want to to hear what's the, what's the state of the

multifamily market right now? You know, I'm, I'm just sitting there, you know, kind of stagnant because I want rates to be lower. I'm, uh, I'm doing deals, but not locking up any long-term financing right now. And, um, you know, I'm personally chomping at the bit a little bit, hoping to wash things in the future here, right?

You know, we've got a new Fed chair coming in.

Gino, we've got a new Fed chair coming in. So what do you think? How does the future look for us here? I like that. I haven't heard that before. Worse things. We're going to wash things. We'll need a little warhing. You know, we're going to, we're going to wash it with the new guy here. Yeah, well, you hit the nail on the head. I think everybody is feeling

a little bit like you are just kind of waiting for things to clear. We've been kind of stuck,

so to speak, for, I don't know, going back to mid-2020, when rates started spiking up,

everybody's looking for, frankly, just some turnover of assets and some liquidity, start to free up

the system a little bit.

Started a little bit last year, dried up a little late year over the winter.

Hopefully as we roll into springtime here, we'll start to see an uptick and deal activity

along with lower rates.

I feel like it's kind of killing us right now.

We got a couple quotes earlier this week and the fanny deal was

actually okay. We looked at a 223F and then a fanny, but it was just the rate was just,
