Good to be with you guys this morning. So as you know, like a year and a half ago, we moved from Dallas.

Dallas is a huge city, millions and millions of people. It's like one of the nation's top ten largest city,

which makes it really odd to run into somebody. Like to run into someone you know, the statistical

probability is very low. You're just like interacting

with millions and millions of people. So you would probably relate to my surprise when out of all

those millions of people, I run into an X. It's an awkward moment. Like just kind of looked away,
