This is another episode that has only become more relevant over time.

I want you to pay particular attention to my lead question to Jeff about choosing a property

and choosing an urban property and choosing a more rural property.

And I want you to pay particular attention to the first part.

And I will tell you there is a point where he defines the question to make sure that he has heard it properly

and to set the stage for his answer.

And then he will go urban, the way he draws out urban.

And then he gives the answer to that.

I will tell you that this is one of the most memorable answers.

And almost every time I talk to Jeff in my head, I hear him go say this urban,

because the answer that follows is so spot on about understanding the intrinsic value of a piece of land

in a totally different way than the market understands that piece of land.

And while that was really important back in 2012, it's even more important now that land prices, property prices,

real estate values and interest rates to loan against have inflated so much in 11 years.

This is more true now than ever.
