What do you see as some upcoming trends?

Well, obviously I'm really heavy into real estate now,

so I see a lot of really cool stuff with real estate.

I see more and more people getting into creative real estate.

So creative financing with real estate is taken off especially because interest rates were so low

the last few years now it's gone up a lot.

There's so much benefit to get into creative real estate

where you could take over people's loans and do this owner-finance stuff. So that's

going to be really big in real estate. In business, I mean really the trends change so much. It's hard to tell, but what I tell you is I just keep up on the internet and look all the time and just try to figure it out, you know.

So is your focus just mainly real estate right now?

You don't have like any new business ideas?

Yeah, I do have some new business stuff.

So I actually bought like six businesses over the last six months, and I have a couple in the works that I'm about to close on but they're random like my businesses are not all the same like so I own a ton of entertainment stuff I have a lot of escape rooms, acts throwing, have arts and craft studios, I have some putt-putt golf places, like really cool, you know, with bars and kitchens and all that. I have a ton of MMA gyms. I'm big into Jiu-Jitsu, so I've been doing that for a long time. I love it. I thought for a while.

I was gonna ask you how you got the cut on your nose but Carl already told me it wasn't from
