When we're looking at deals, boutique hotel deals, what we find is that, especially these

mom and pop folks like you mentioned earlier, a lot of them don't keep good books.

And for our banks to actual fund these deals, they want sometimes two years minimum P&L statements.

And if they don't have them, they have to sell it to us on the finance.

They have to sell it to us creatively if they want to sell it.

So it's actually in your favor and you can come in and say,

well, the banks will approve this. We can't fund this because y'all don't have solid books.

So this is an alternative route. This is the best way that you can sell this property to us which is via owner finance so a lot of

opportunities with those kind of sellers for sure.
