something and had a lovely break and before we go into the New Year we just wanted to

drop, it is a short episode because it's a quiet time of year but we have a tradition

of doing a little reflection episode each and every year and just looking back at what

happened in property and for ourselves and just thinking of pause to go okay, you know,

let's reflect.

Before we charge into 2022, how was 2021, what did it look like for property and for ourselves

if you're interested?

So Rob, here we are, we've survived, so I think that's the first thing, I think we should

be grateful for in both terms of property and ourselves, we both turned up today.

So let's start with property, Robby if you have to sum up property in 2021 in one word,

what would it be?

I've got two answers to that, one is unexpected because I didn't realise until we went back

and looked back as a result of doing our predictions a few weeks ago, how differently

people were thinking about the property market at the start of last year compared to the

end.

So unexpected is one word, my other contender is just boom, that's a good word.

I was going to go with bonkers because it just was all over the place, it's just been

a crazy year, it's easy when you're in the moment just to accept what's going on right

because you've been in the presence, but when you just look back at the year as a whole,
