So in this episode we are going to make sure that you realize how dangerous complaining is and we're going to give you some practical tips

to make sure you don't slip into bad habits. That's right and in this week's new story

well simply you've got absolutely no reason to complain because this is one of those rare win-win scenarios.

Yeah this is the homeless reduction bill which has passed Parliament is going to become law at the next Queen's speech.

Basically what it's saying is that councils aren't going to be able to drag out

awarding position under section 21 in the same way as they have done in the past.

So basically what happens is if you go through a section 21 procedure,

you get all the way through, the judge says, yep, you are allowed to have the property back,

and then the council can advise the tenant to stay put until the bailiffs turn up,

to really drag things out as long as they can and tell the tenant that if they don't do that,

then they will be making themselves voluntarily homeless and therefore they won't be re-housed.

Now this is obviously bad for you as a landlord.

It's terrible for the tenant as well because they're having to stay in there

sort right to the bitter end and then be re-homed in a rush with lots of uncertainty.

So the guidance for a while has been that councils shouldn't do this.

Now, by law, they're not going to be allowed to do that.

They're going to need to help tenants earlier.
