Hi Robs, my name is Joanna and I have a few questions around

building an extension on a property that we've just purchased. Firstly, could you recommend any books or websites

which will explain to us what we should expect from builders on the jobs.

For example, what's the various stages involved in the building of an extension or any building works on a house?

Secondly, what are the key questions that I should ask the builders when they come round to leave for the first chat?

I mean the salesman always seem really nice but I need to know what are the real questions to ask so that I can to ensure that I can go for the best man for the job.

Finally, how can I ensure that the builders will come back to rectify any problems like say one year later or so if the sunlight begins to leak etc?

Do we, is this included in the TNCs or do we usually withhold money for a period of time?

Oh and also, is it better to hire a firm that contracts out all the jobs to the various tradesmen?
