Hello everyone, welcome to the Property Podcast.

It is episode 114, the live episode, no pressure Rob, no bloopers please because we have an audience we do and let's get a big

whoop from our live studio audience okay so either editor Chris has put in a sound

effect there or you heard silence and if you hear silence it's because it's not a

live studio audience we're doing this on a webinar so we are going to have people typing into us so you

won't even hear any clattering of keys because they're not in the room with us, but we'll be taking live questions from our audience while we do this.

Which means Rob we cannot screw up, we can't swear, we can't re-record the same bit a thousand times, but you got through the intro,

and so that's half the battle won.

Yeah, because as I said before we went live, that's the bit of mess up the most,

that and read out the reviews.
