It's episode 113 and if you are superstitious this episode is going to be just right for you because it's all doom and gloom But that's cut up in a bit first of all Rob we always have to start with the niceties good morning how are you? Good morning, I'm probably doing about the same for

tiredness as you are this morning, I'd have thought. For once we've leveled out.

Yeah, so we're recording this podcast as the election results are coming in.

We should really flip this around and talk about the news at the end of the podcast,

because by the time we finished recording it might be a bit

bit clearer what's going on but we'll come to that in a minute when we talk about

our new story our main topic for this week as you've hinted at Rob is how to survive a

property crash it's something we've been asked about a few times.

It's going to be an absolutely fascinating one. I've loved preparing for this. It's all tied into the

property cycle, our favorite topic. This is going to be a must listen, I think.

Yeah, we've definitely been excited about this episode and we've had help

together as well which we'll talk about shortly. But before we get to that,
