Good morning Rob. How are you? I am very well. Thank you. I am still in Prague this week And you know what I think it's a smart move for me to be here at the moment because we're

potentially going to be annoying a lot of people in the UK today and so I'm keeping my distance you might have to bear the brunt of it.

Yes I'm in Prague too. Yeah so this week areas we would not invest in property in the UK.

We're generally quite positive about most things, but there are some places where we just can't see the investment case.

So we're going to try and get

into some of those and explain our reasons without irritating everyone and

losing all our listeners. Also we've got a really handy resource of the week that we've

been using heavily and a new story of course of

course we will but we always like to start off with our reviews you know we say this

every week but we mean it thank you for the people who leave us reviews
