the market in the last couple weeks, and, you know, when that happens, we like to bring in our good old friend, Pete Heim, to go through the numbers.

Yeah. But I want to bring up something. Last week, we saw something happen that we've been talking about for a long, long time.

And what it was is that we always say that the interest rate, the mortgage interest rate,

does not follow in tandem with the Fed rate.
