Hey, Kirk. Happy Post Memorial Day. On to the long stretch before the next holiday.

Yeah, well, you were telling me earlier, you got a lot of sports in, a little tennis.

How did that go for you, Doug?

Excellent.

I grew up playing competitive tennis.

I love the sport, and now I got kids that are asking me to teach them and play with them.

And, you know, every parent's dream is to have their kids have some of the same passions you do.

And so nothing better than me woke up at 6.30 in the morning on Sunday after playing all day tennis on Saturday and have my son go, can we go play again?

Just you and me?

So, yeah, it was a lot of fun.

you refill your high school hero desires. I know I do. It's living vicariously through them.

It's, you know, every parent knows this. It's almost the same thing as doing it yourself.

Almost. Awesome. Well, let's just dive it in. So we got a ton of new news to talk about.

Well, you know, last week, I think you even sent it to me, like what happened with mortgage rates?

And the last week and a half, they went from about, they were starting to see rates as low as six and a half and they spiked up well over seven and they're on their way to eight, it looks like.

So that's going to be a very – actually, I think you saw that they are showing maybe even over eight, although I'm not sure the average everywhere is seeing that.

That's a heck of a spike.
