it's been going on in the world of politics. And you might forget that we actually had a

king's speech to open up parliament this year. And a lot was announced. Nothing new, Rob, but it's worth doing a quick round-up of all the things property-related that was announced by the King. Yeah, overshadowed is probably the word for the King's speech, but it did happen and you don't expect anything new to be in there, but there was some new information. So the social housing bill was in there about increasing investment there. It's a bill about cladding remediation, which is still relevant to a lot of people. But the big one was probably around leasehold reform. So we all know leasehold reform is happening. You probably know that a cap on ground rents is supposed to be happening. Loads of debate about this over the years. Of course, there is no ground rent on any new leases, but what about old leases? The plan is to have a 250 pound cap, and in the King's speech, there was a bit more information about dates. So they say that they expect that cap to be in place by 2028, and a year later, they plan for common hold, the new form of tenure that they want to replace leasehold.

They expect that to be ready. So that would be in 2029. But the ground rent cap is the big one,

because of course there are a lot of people with older leases who've got ground rent that doubles

every 10, 15 years. It causes problems with mortgageability and with sale. So the sooner that happens,

the better for a lot of people. As I said,

expected to be 2028, that can very easily move, that all of this is still being challenged by

freeholders. But if that really is, only a couple of years away, then a lot of people will be counting

that as good news. They will. And anything around politics, it's good news at the moment,
