Hi, I'm Rob. And I'm Rob. And this is Ask Rob and Rob.

0:06.4

Hey everyone, it's Ask Rob and Rob, the show where you get your questions in, predominantly property related.

0:12.1

Sometimes you go a little off piece, but we don't mind that. And we do our very, very best to give you a good answer in return.

0:20.4

We've done this over 500 times now, so we're well versed,

0:23.0

but luckily you always have a lot of questions and we'll guide you now to the place you can go

0:28.3

to ask some more. Yep, it's just one destination, property hub.net slash ask. If you go there,

0:34.2

you can leave us a question in written form for our Sunday Times column, or you

0:37.8

can get yourself on the show and be the envy of all your friends by leaving us a voice note,

0:42.6

just like Sam did.

0:44.2

but with everything happening globally at the moment, there's a lot of noise around

0:56.1

1:01.8

these rates are likely to now stay higher for longer? And ultimately, is this now a good time

1:10.1

to invest or do you think I should wait a little while?

1:13.8

Sam, thank you for your question. We've recently had a mortgage update podcast in the last few weeks,

1:18.0

so I go back and listen to that episode. But the short answer for you is, yes, absolutely do see

1:23.8

it as a short-term spike and pretty much every expert in the market feels that way as well.

1:28.3

What's really interesting is most people associate mortgage with interest rates set by the Bank of England,

1:33.3

but actually it's the swap rates that are more important because that's how they borrow.

1:37.3

They borrow against whatever the swap rates are.

1:39.3

And swap rates often do track interest rates, but when there's more volatility in the world, they can spike.

1:45.7

So an interest rate might look acceptable from the Bank of England, but a swap rate may be a lot higher.
