Summary

There is one reason to invest in space, and we share it today! Also, freshly released UFO files dropped and are a great reminder for how investors should critically evaluate information, media distractions, and geopolitical developments rather than blindly trusting official stories or market reactions. We also talk the ongoing war and energy disruptions, rising oil prices, and the possibility that markets are underestimating inflation and recession risks. We also examined the risks of concentrated AI spending, declining cash flows among major tech companies, rising retail speculation, smart money moving toward cash and value opportunities, and potential distress in commercial real estate and non-traded REITs. Patience, caution, independent thinking, and selective investing always prevail over chasing momentum in an increasingly fragile and narrowly driven market environment.

We discuss...

  • Why investors should question why information is released at certain times and avoid blindly trusting government or media messaging.
  • Ongoing geopolitical conflicts and energy disruptions may be worse than markets currently believe.
  • Rising oil and energy prices could continue pressuring consumers, corporate margins, and global economic growth.
  • Major S&P 500 sectors breakdowns show that many areas of the market remain flat or weak despite bullish headlines.
  • The discussion highlighted how semiconductor stocks have dramatically outperformed while software and other technology subsectors have lagged.
  • Venture capital and speculative investment historically flow toward high-risk opportunities like AI rather than stable cash-generating businesses.
  • Retail investors are aggressively chasing options and speculative trades while institutional investors appear more cautious.
  • The bond market was identified as a major warning signal, with rising Treasury yields potentially creating significant economic and market stress.
  • If inflation and interest rates continue rising, housing, borrowing, and economic activity could slow sharply.
  • Many commercial real estate valuations may still be overstated despite large discounts in secondary markets.
  • Liquidity problems and refinancing pressures could create further downside risks in commercial real estate assets.
  • How "smart money" appears to be raising cash, rotating toward value opportunities, and looking internationally for better upside potential.
  • Investors should remain selective, independent-minded, and focused on risk management in an increasingly volatile and speculative market environment.

Hello, Smart Money Podcast listeners. Welcome to the Sweet Show. My name is Kirk Chisholm. I'll be your host. And today I'm joined with Doug Hagerin. Hey, Doug.

0:17.0

For those you've never seen me before, welcome to the first time, because it's good to be back again.

0:23.6

And those of you are not watching me, I am currently wearing a tinfoil hat. You want to ask me why, Doug?

0:28.9

Because there is a number of tinfo rallies or reasons, but I'm going to let you tell everybody why.

0:35.5

There's a big reason, Doug, and the letters are UFO.

0:39.3

As of 8 o'clock this morning, the government, I think it's war.gov slash UFO, dumped a bunch of

0:46.4

UFO files on their government website. I only heard about this in passing. It's not taking off

0:53.4

like you'd expect probably because it came out at 8 a.m. When no one was paying attention. But it's starting to pick up. And my guess is, well, the war is probably not going as planned. So let's dump out a bunch of UFO files on there and get people talking about that. So they're not talking about the war. Or Epstein.

1:11.4

No, no, no, that's next. They get tired of the UFO files. They get dumped more Epstein files. Oh, we got some more information on JFK. Well, now the JFK bullet will go in reverse. All I know is I haven't read these. I literally saw this pop up on X like a half hour ago. and I just saw the website and it looks like there's 17 pages

1:29.7

of stuff which to me looks like absolutely nothing compared to the since what was it 1950 or 52 or

1:37.7

whenever the Roswell thing happens we've got 75 years of stuff and hey we only got 17 documents like okay sure we're still celebrating

1:46.1

roswell somehow i don't see this having the same impact roswell did but the thing kirk that

1:50.9

makes me laugh the most is it's not the fact that we're talking whether or not aliens exist or not

1:59.1

which of course is some of what people are reading into it but the the bigger one for me is the people that are like going, this has got to be fake. These are fake UFOs. I'm like, UFO does not mean alien people. It just means they don't know what it is. I'm going to use this as an opportunity not to turn this into a tinfoil hat show. Those of you watching, see I'm still wearing it. I don't want to turn this into a tinfoil hat show and an alien show. I think it's fascinating that they're dropping this, but let me give you some frameworks on how to think about things, and I'll try to pivot this into the stock market. I'm going to lay this out, because some people don't know anything about aliens or don't care. I've been fascinated with this stuff since I was a kid. Let's think about this big picture, okay? People think that there's aliens that they've seen evidence and craft and videos and all this stuff over the last 75 years. Since the internet has gotten bigger, people are sharing stuff and more and more, and of course, it's easier to fake stuff. Anyway, it's taken off. And, of course, for the last 12 months, I think, government officials have been talking about disclosure. They've been talking about, well, we need disclosure. We need to talk about it, which, you know, giving people amnesty for disclosure is like saying, yeah, we stole a billion dollars, but if you give me amnesty, I'll give you this one file. No, no, you're going to jail, buddy. Whatever. That is what it is. They've been talking about it. They've been grooming the public that this is coming out. For 12 months, they've been grooming the public about this. And then recently, slowly and more slowly, things have come up or more quickly, and now they have this big

3:26.0

information dump. Let's talk through how to think about information that's disseminated from the

3:32.3

government. So in the one side, you can say, wow, it's aliens and all this stuff's coming out. Well,

3:37.5

it says UFO. It doesn't say aliens. And I haven't looked through it, but I'm

3:40.8

pretty sure they don't have pictures of aliens and they probably just have videos of saucers

3:45.2

or whatever that they've captured from like the military aircraft. That's my guess. I haven't

3:49.4

seen it, but I'm going to speculate. It's a whole lot of nothing. There's some videos that
