So you started cold calling and what happened what's your first deal look like?

So I got my first deal so I made a little deal with Ryan just to kind of light some fire

under my butt right so this was around November 16th that I started cold calling and I

told Ryan I said hey I'm gonna get a deal by the end of the year or else you don't

owe me my salary for the social media stuff the first month of 2022 or 2021 excuse me yeah and so he's like all right bet like you know what

does he have to lose yeah so I started making phone calls middle of November and on December 23rd I locked up a deal

Again, I was cold calling and then I had a little CRM

Yeah, a spreadsheet that I had, right?

And then I was like following up with this lady

who I took her through the four questions

that I knew I needed to ask, like, all right,

why do you want to sell?

You know, all those things. And I followed up with her and on December 23rd I locked her up and I remember just like I remember the feeling like I almost cried and just thinking about it. I'm oh I'm almost gonna, I'm not gonna almost at a tear but I could

So December 23rd I lock it up and I before I locked it, I had sent the address to Sean Bob and I was like, hey,

like, what do you think the ARV is on this thing and like, where do I need to get this property for?

And so he told me the numbers and whatnot.

And I locked it up at a price that would have been a $90,000 assignment fee.

Oh, well, like, bro.

Imagine being 20 years old, right, locking up a deal with a 90K assignment and granted I was going to like to keep all 90 of that

because I was calling on like Ryan's lists and you know but I knew I would have gotten a chunk of it like

hey I cold called it I followed up I locked it up myself like I knew I was going to make some sort of money on it right yeah or so I thought anyway

We put like a quick close we put a seven day close on it for to close December 30th.
