Good morning. It's Thursday morning. I love the song. I mean, it's just a great song.

Especially like, it's a good, it's a really good song for like, summertime, you know, windows are down,

you're heading to the beach, and you're just chilling out, and it's just a good song for that.

It also just happens to be Michael Blay, who's one of my favorite artists, new artists, just to

But I wanted to reach out real quick.

A couple of things I want to talk about on my way into, here's what's happening.

One of the things I thought about was, and maybe you could even tie it into a song,

but many times when there's a transaction, real estate transaction, the buyers and the sellers are always wondering what's included,

what's excluded in the property, like what is, what's going to stay with the house, what's not going to stay with the house.

Well, here's, there's always a part on the agreement of sale that says included, excluded,

okay?

So that is huge. And there's also something you need to think about with this on the listing when you look at the listing that's online a lot of

time well it's always going to say uh included excluded on the multi-the-sheet there's there's actually

three different places where there's an included and excluded, okay?

On the listing when you first see it, okay, and then on the agreement of sale, okay?

Now, there's another place that you're going to see, I shouldn't say included excluded on this part.
