And in today's how-to, I want to answer the simple question because it should be simple when you're investing in real estate, buying deals.

should I pass now? Well, how do you make that decision? When you're looking at a deal, and if you haven't done a deal in a while, you may be a little bit excited. You may start, as we say in the business, pencil whipping a deal, fudging the numbers a little bit just to make the deal look better, just to say to yourself, wow, I'm going to do this deal. I think it works. I don't want

you to take that approach if I think it works. I want you to have a clear framework, a clear

process to look at every single investment, whether you're investing in Bitcoin, whether you're

investing in stocks, whether you're investing in real estate, whatever that vehicle is, you really need to have a clear

cut path of what that investment's going to do for you. Now, the first thing that I want you to

focus on when you're investing in real estate or in any investment vehicle is what is your exit

strategy? That's important because when you're buying Bitcoin, you're maybe having a different exit

or a different horizon than if you're buying a multifamily or a real estate development deal,

which takes a minimum of five years from start to finish. Bitcoin, your exit can be out the

next day if you've made a few bucks. So really be crystal clear on what the exit strategy is. And I'm going to pivot this back just to real estate in general. And this could even, I think, be a tribunal and really also when you're looking at buying a business. So you're looking at real estate and you're looking at this deal. Now, when I look at the deal, I always look at it through the lens of the buy right,
