What type of real estate investing am I doing in 2024?

As interest rates continue to go up and everybody on the internet, YouTube are talking about interest rates up, interest rates down,

oh my gosh, what is the Fed doing? Guys, who cares what the Fed is doing? For all time and eternity, creative finance has been nominating for the last 200 years. People that understand this strategy are pissed off at me because I've made it mainstream. And then people that have been doing it for 50 years like, oh my gosh, this guy's creating competition. No, I'm not. I'm creating collaboration. There's more Subtuk2 transactions done right now than

have ever been done in the history of real estate. In fact, last year, our Sub 2 community did

$5 billion in transactions only in Subject 2. We also do seller finance, we do lease options,

we do RAPs, we do Morby methods, we do Novation agreements and all sorts of other creative

strategies like executory contracts. But when we're talking about subject to, there's nobody that does more

than the sub two community. What I did in 2020 is I launched the community so that I could do more

deals with more people. I could go out and individually make every single call and negotiate on

every single seller, all this work, all this work. Or what I could

do is go a completely different route and say, I'm going to go and teach 15,000 people how to do

this in all 50 states. In 2023, I bought $100 million of sub two deals from my sub two community.

Collaboration is really what this business is all about. I would say that real estate is the only industry that you can collaborate with so many people. There's wholesalers that can get paid an assignment fee. There's bird dogs, there's private money lenders, there's transaction coordinators, agents, there's buyers. There's all sorts of everybody in between, like the contractors. It is the most collaborative sport of all time. So the more people that know how to do it, the more sellers are helped. In fact, look, I've got a deal right now. I just got in my DMs of all places. Leslie Quillico just sent me a DM and said, hey, I'm in a tricky situation. She's got a farm in Colorado and she's saying, hey, I'm open to creative finance, but I don't have anybody calling in offering on my property. Everything is underneath our mortgage balance in terms of offer. Guys, welcome to 2024. This is what's happening. It was happening in 2023 as interest rates continue to go up. And what's going to happen is in 2025, we will still have 7 to 8% interest rates at the very bare minimum.
