You run a note thing called the Note School where you help people get educated about notes,

and I love the concept. I think it's excellent because there's so many notes out there and people

aren't even aware that it's a thing. So Eddie, can you tell us a little bit about your background?

Well, I started buying notes in 1980. So it's about 40 years ago, right? And it's been my

career. I've helped a lot of real estate investors create notes. And obviously, if they create a

good note, then there's a good note that can be purchased in the marketplace. So I've tried to

kind of control my marketplace by helping real estate investors make better notes and then obviously help investors

that don't want to go through all the real estate cycle, but just buy notes, have good notes

they could buy. Let's talk about just notes in general. Why notes? Why not real estate or stocks or why notes?

Why did you get into that field? How did you start? Oh, it was by accident. My father-in-law and a partner were

kind of pioneers of buying seller finance notes nationwide. And they were both real estate background guys
