So the social housing regulation bill, which is on its way through Parliament, which was supposed to come in after Granfell and it was delayed.

And credit where credits due, in the interest of balance, I will say that I do think since Michael Gove became housing secretary, first time around, that has got over the line.

What is unforgivably delayed and I really have no sense in my conversations with the government, with Michael Gove, with people on the inside of this at the civil service, why it is delayed is the renter's

reform bill, which would give private renters more rights, introduce the decent home standard
