Hey, guys. Thanks for having me. It's our pleasure. Why don't you just get this thing kicked off

and tell us about your jump going from law into real estate and why you made the move and the story there?

Yeah, it's sort of a crazy story because I really didn't know anything about real estate when I jumped in. I got my law

degree went right into banking. Then I did a stint for about 10 years in financial planning.

Owned a broker dealer, which was a weird thing. Ended up selling to a large, large insurance

company. So it worked out well. But the thing that changed my life really was rich dad poor dad I read that book I learned

about depreciation passive income I love the financial planning business I was making good money

but I was working 60 70 hours a week it was a grind you know we went through some of those

downturns in early 2000s and I'm, I got to get out of this thing.

I just, I can't deal with all these people.

And so once I read that book, I'm like, this sounds like a great idea, except I had no experience.

The only experience I had in real estate is I sold two houses and lost money in both.
