Neil. Well, I want to actually share the story of how I met Neil before Neil jumps into his story of getting into multifamily and his story.

It was a nice warm day in St. Augustine.

Neil was down here and we had just launched the Jake and Gino community.

And Neil was skeptical about joining the Jake and Gino community. It was early

on in Jake and Gino. We had very few programs. We really didn't have any kind of coaching. We just had

some kind of online training. And Neil was wanting to get into multifamily. And I remember going out to

lunch with Neil that day and sitting down and just having the casual conversation with him and talking

about his goals and talk about his aspirations. And I could see that Neil was a little bit hesitant

to join. He wasn't sure, is this guy, Gino, a scammer? Is this multifamily thing going to really

work out? What am I getting myself into with these guys? And he ultimately joined. And I don't think it was the education or it was

the Jake and Gino community. I think ultimately what it was for Neil and what it is for most of us out

there is it's accountability and it's putting skin in the game and having a belief in yourself,
