mentor, and I'm joined by my co-host, Joshua

Ryan Rousin, the community director of Jake and Gino. Josh, how are you doing today? Gino, making it happen,

man, just got settled in Florida last week, you know, enjoying rocking the shorts and the warm weather

and excited the rest of the team's making the way down here as well. So it all really exciting stuff how about you gino how are you doing today well off to a

great start this year we've got a book launching in a couple of weeks called creative cash we've got

the whole team moving down to st augustine my son made presidents club josh i can't believe he's

got a's first semester of college he did not take after me my me, my friend. So, I'm excited about that. I'm having a great time. Let's introduce our guest

today, Josh. And welcome to the show, Bill. How you doing today? I'm doing great. Thank you so

much for having me. I've been listening to this podcast for five or six months now,

and I'm really honored to be invited. Listen, Bill, what I want to do is I want to dive into

you and your story and how you got into real estate. So give the listeners a little bit more

in your background, and then how and why you decided to get into real estate investment.

Well, I've been doing this a long time. I focused on smaller investments for many years.

Was a property manager along the way, did a lot of rehab, you know, got involved originally, you know, because I was 21 years old

and not a great student in my junior year of college. And, you know, it was the same thing,

you know, substandard grades. And, you know, I, you know, it was the same thing, you know, substandard grades. And, you know,

I started worrying about my future. So a friend at the restaurant I worked at had a few

properties and he referred me a book that, you know, I quickly read and off I went.
