Summary

Think you need 10 years of house flipping before you can go big in real estate? In this episode, Michael Blank sits down with Kent Ritter—Founder of Hudson Investing and host of Ritter on Real Estate—who scaled from solo operator to managing 2,000+ units and leading his own in-house property management firm. He didn’t wait for permission. He didn’t grind for a decade. He built systems, teams, and a killer culture that made scale inevitable.

They unpack how he made the leap from flipping houses to running a real syndication business, and why skipping the “single-family hustle” may be the smartest move you can make. If you’re tired of thinking small, this episode will wake you up.

Key Takeaways

Why Single-Family Strategies Keep You Stuck

  • Flipping and landlording create income—but not freedom.
  • Most "passive" single-family models are just high-paying jobs in disguise.
  • You don’t need 10 years of grinding to go multifamily—you need a mindset shift.

How to Build a Real Business (Not Just Do More Deals)

  • Learn why Kent’s first plateau happened—and how he broke through it with the right partner.
  • Discover how he scaled from 7 to 30 team members overnight by bringing property management in-house.
  • Building culture and hiring to core values was Kent’s unfair advantage—here’s how to do it right.

The Hidden Challenge of Raising Capital

  • Why your friends and family won’t take you seriously at first—and what to do instead.
  • The #1 perception you must change to consistently raise from private investors.
  • You don’t need to know everyone—you just need to earn trust and prove expertise.

Public-Private Partnerships: The Future of Development?

  • How Hudson Investing makes new construction deals pencil in 2025 and beyond.
  • Why cities are partnering with operators—and how that benefits your returns.
  • The real risk difference between building new vs. buying value-add.

Why the Midwest Is Still Winning

  • Kent breaks down why Midwest markets like Indianapolis and Fort Wayne are outperforming.
  • Supply constraints = stronger rent growth and less risk—here’s where to look.
  • Why Midwest deals may be boring… but boring works.

Hey, deal makers, welcome to the show where it's all about financial freedom with real estate.

0:03.8

Let's do this.

0:10.6

Today we're talking with Kent Ritter.

0:12.7

You may not know who he is, but he has built a very sizable multifamily portfolio.

0:20.0

And he was very successful. He was in a management consultant company,

0:24.1

travel a lot, got a lot of experience, and then actually started investing in real estate.

0:28.6

And like so many of us, he started investing in single family houses, specifically rentals

0:33.0

and flips buying notes, until he figured out two things. One, it's actually a lot of work and very

0:38.3

difficult to scale without working harder. And number two, it didn't actually generate enough

0:42.6

passive income to be worth his while. And so he was flailing around a little bit, trying to look

0:47.6

for that solution. And of course, we're talking multifamily and how he discovered that

0:51.8

solution and why it's actually possible to skip

0:55.4

single family house investing entirely. We're going to talk about that as well.

0:59.2

We're also going to talk about scaling a syndication business, right? Because once you do

1:02.7

your first deal, which is super important, you really start to believe that you can do this and you

1:07.7

can do this. But most people, they're like, well, I think I can do this. I'm not exactly sure. But certainly by the time you close your first deal, you will know that you can do it. But your idea of scaling may not be the most direct path to scaling your syndication business. And most syndicators, their idea of scaling is just doing another deal, like the last one, only a little bigger.

1:30.6

So we're talking about some lessons learned around scaling or syndication business.

1:33.6

Because right now, Kent's got over 1,200 units.

1:38.1

And we're going to talk about the market outlook as well and kind of some of the criteria that Kent has and what he thinks is coming as well.

1:41.7

So all of that here is going to be a really well-rounded episode,

1:45.1

really taking you on a journey from, you know, W-2 job, getting into real estate, struggling,

1:51.2

getting a syndication business, and plateauing a little bit, and then looking ahead
