To begin with the consumer, that's us, all of us spending money on the

holiday weekend and now looking to summertime.

Inflation has been the story now for three years since it was first declared not a risk because of and then fill in the excuses, but it's still with us and it drives a lot of considerations about the election but also about the immediate needs of the

housing market, the rental market, and consumers in general.

When is it going to cost me less to buy food for my family than it did last week?

We have a consumer number in the consumer index number about confidence.

Has it changed significantly?

I would not say change significantly,

but it did see a slight tick up in the last reading,

which is after three months of decline welcome news. So I think that

it's as ever kind of a mixed picture for the consumer. We are seeing a little bit more optimism. I would attribute that frankly to, for example, a rising stock market.

Most Americans own stocks in one form or another and that's probably good.

Housing prices are up so that's probably good.
