All right, everybody. Good evening, good morning, afternoon, welcome, wherever we are. Yes, yes, I know.

I'm a few minutes late, but there's a good reason why. There's a very good reason why. I will show you.

So, number one, as you know, we've been moving house. I was doing a tipperant, just before

coming to the office and I managed to time everything to perfection, but then I got a message
