So this is happening everywhere and actually California there's a ton of these.

In California for years you were only allowed to have six residents in a home.

And people in California would be like, well I can't make that work with numbers.

Real estate so expensive.

And I'm like, yeah, but you can buy a 5-4 on the market right now.

We could literally go on Zillow and find a million 5-4s in California.

They're going to be expensive but the cost of

care is expensive out there right? In San Francisco average cost is seven grand and

remember I said I didn't want to leave my, let alone my goldfish in these average homes.

You and I aren't going to be paying average rates for our loved ones.

We're going to be paying above average rates.

So if average is seven, most of our students are getting 9, 95, 10 grand per resident.

So if your market is a high heavy market, it's expensive in real estate, you have to think that trickles down to the

cost of living aka the cost of care got it and what about like if these numbers sound

really good right ten thousand a? 10,000 a person, 9,000 a person, but what's the actual margin on a facility?

Yep, so let's just go with an average, national average is $4,500 a month per resident

okay so we're not going to go above average we're going to go average

okay 4500 times 10 residents 45,000 coming in a month a month your

expense okay well okay before we get there for five thousand a month how hard is it to get

10 people the residents yeah so there's a whole industry called placement agents.
