process I noticed the word recovery isn't really being used anymore so much

with reports so to give us a sort of a you know a 30,000 mile view of where

how housing is doing well we're in a very good place for housing, no question. We expected this

year would be a good year, and indeed it's turned out to be pretty much what we forecast it

and others expected, and that's going to put it as the best year we've had in almost a decade.
