real estate marketplace as we enter into the fall 2015 selling season. Smoke is a 20-year

veteran of the real estate industry, the chief

economist forrealtor.com, and a regular guest on real estate coaching radio. He's also

established himself in the real estate industry as a highly respected economist and strategic

to our real estate businesses. So I really appreciate you taking a time out to be our returning

guests. So let me just jump in right with a question, right? house where are we out in the housing market where where are we in this whole

process I noticed the word recovery isn't really being used anymore so much

with reports so to give us a sort of a you know a 30,000 mile view of where

how housing is doing well we're in a very good place for housing, no question. We expected this

year would be a good year, and indeed it's turned out to be pretty much what we forecast it

and others expected, and that's going to put it as the best year we've had in almost a decade.
