0:21.6	Hey, thanks for coming on. So we brought Joe on because Joe's just an all-around interesting guy and we're going to be getting into a lot of different areas on the show.
0:28.4	But Joe, why don't you just start by telling us a little bit about your background?
0:31.3	You know, I'm turning 40 this month. So for the last 20 years, I've been investing in real estate primarily. And it kind of all started from back in high school.
0:38.7	I went, got out of school and was able to go to technical school for contracting.
0:42.2	And that led me to buy my first real estate at the age of 19.
0:45.4	I fixed up that property.
0:46.5	I lived there for two years and sold it.
0:48.3	And that kind of just led me down the real estate path.
0:51.1	So it brings up to 2000s and I started purchasing property to flip, subdivide,
0:57.9	and kind of speculate on through that 2000s error. And that kind of came, you know, as that market
1:02.3	kind of crashed, I pivoted back to residential real estate in the Philadelphia area, about 2010.
1:07.8	From there, doing a fix and flip property and one of my private lenders, he said he was going to
