So, Gina, what is the core investment strategy of the 100-year real estate investor?

Well, Jake, we call it the dual asset strategy. The dual asset strategy is you're investing in one asset, and then you're creating two out of that one asset. So tell me about those benefits.

There's a lot of benefits to it. The first one is safety. You're getting safety from this strategy.

The second one, it's protection. You're protecting yourself. There's qualities of protection in this asset.

The third one, it's control. Jake and I and the 100 year real estate investor mindset, we crave. We love

control. The fourth one, the 100 year real estate investor, what we're looking for is we're looking

for generational wealth. We don't only want to create the wealth. We want to be able to have a living

legacy for that wealth. And finally, tax advantages. And, Gino, I just want to say thank you for

introducing this strategy to me

because you were my mentor early on when it came to apartment investing,

and we totally grew that business to over $100 million, and it's been phenomenal.
