0:07.0	All right, Jek Gino here, and today we're discussing why we believe now is an interesting time to invest in multifamily real estate.
0:31.1	Gang, if you go back to 2009 to 2014, there were deals out there, but there were less people willing to jump back
0:40.7	into real estate investing.
0:42.7	In addition to that, the banks were far from eager to finance the deals.
0:49.0	So you had less buyers and you had less financing available,
0:55.0	even though there were quote unquote deals to be had.
0:58.0	Fast forward to 2015 to say 2018.
1:01.0	This was where things started to really stabilize.
1:05.0	Deals were nice at that point.
1:07.0	You saw appreciation.
1:09.0	Pricing was going up.
1:14.1	But those deals that you had from 2015 to 2018,
1:15.5	fantastic.
1:16.9	Some of the best deals that we've done.
1:18.2	A little better vintage.
1:21.7	Some of the sellers were coming back with really solid deals. And things really didn't ramp up that much.
1:25.0	Now, 2019 to 2022, we saw an incredible run-up in valuations. Why did this happen?
1:31.9	Government was printing money like crazy people. Okay, it was just insane amount of money printing
1:37.9	led to inflation. Okay. And ultimately, you know, you had a ton of syndicators plowing money into the market.
1:46.2	Investors were saying, here, syndicator, go get me a deal. And this just really caused some expensive deals.
1:52.2	They ran up because of cheap debt and ultimately a high demand. So where are we today? You know, we can't decide as a society. Are we in a recession?
