0:39.3	real estate frenzy over? And if you don't know what that is, you've been living under a rock.
0:44.6	Look, prices through the roof, demand going crazy. We're trying to unpack this right now.
0:49.2	So gang, listen, available single family housing inventory up over 5%.
0:55.0	Mortgage rates jumping, okay?
0:58.9	Most predict that this will lead to a decreased in demand or pullback in pricing.
1:05.5	I think it's going to be market specific, but core logic is rating that over two-thirds of the country's housing market is currently overvalued.
1:14.9	So with rates rising, inventory increasing, does this mean that supply and demand coupled with the costs of debt going up that the times are a changing?

1:55.8	For me, that's it. That's it. Just figure out what you want to do and then go. Really, it comes down to market cycles.
