been wanting to cover on the podcast for a while phil invests in neighborhoods that you have to be 55 and older to live in.

And I feel like this might be a really profitable niche because these properties from what I've

noticed tend to be cheaper than properties that are in just a regular run-of-the-mill neighborhood.

And also, I feel like people that are 55 and older are more

settled and they're not moving every couple of years. So you probably have more longer-term

tenants and that means less turnover and more profit. So I want to learn more about exactly what

Phil is doing. Phil, welcome to the show.

Why don't we start with you telling us a little bit about yourself and how you got started

owning rental properties?

Sure.

Well, I'm a CPA by Kraft.

And I, like most people, read a bunch of books and kind of self-taught myself on the things that I wanted in life.

And passive income was the most important thing to me.

So I started considering the different options that I could have from a rental income

standpoint.

And I considered student housing.

I considered Section 8. and where I felt comfortable

from an investment standpoint happened to just be in the 55 and up because of the quality of care

with the unit and the overall lack of headache that I have with my tenants.
