Right now, interest rates are down.

So we hit interest rates that were almost at 8 or a little bit above 8,

and right now they're hovering around 7.

I've seen some in the sixes and to me that's a very important as a

house flipper because that means buyers are going to come back. So right now I

have about five flips.

I have, let me see, there's one on SG.

I have two condos.

I have a house on with a pool and then I have another house that I just bought with a mother-in-law suite.

So all the properties that I have right now that have been listed got offers within two weeks of

being listed right I had one that was on the market with high interest rates as

soon as they lowered interest rates, I got offers.

I just listed a fourplex above market value

and got two offers within seven days.

So to me, what that says is here in Las Vegas the market is healthy and what I think normally

happens is we see things slow down in the winter right every year things slow down in the winter, right?

Every year, things slow down in the winter,

they pick back up in the summer,

they peak about August, September,

and then it goes down as far as how many transactions are happening

so for me if that's happening right now where I am getting offers on my

listings it it is making me extremely bullish I'll be honest so right now I'm now I've invested all of my own capital into flips.
