I think today what I'm going to do is I'm going to call on some car washes.

I'm going to call on some RV parks.

I'm going to call on some opportunities that I've been looking at. And I'm like, you know what? Best time to call is when I'm with my community. Okay, so when we do these calls, we're not trying to just close a deal. The number one thing you're trying to accomplish on every call is have fun. It's a number one thing because if you can't get into the rhythm, this is a hard business. I can tell you there's times where it's like when you go and work out at the gym, and then you stop for two weeks. Going back and getting back into the gym is a hard thing. If you don't figure out how to make it fun, you'll have a hard time doing it every single day. I throw out random stuff like, do you drink Vaseline? Like you can't say anything wrong.

You just have fun. You just create a fun conversation. And then what's another thing that we're

trying to accomplish? Repetition, practice, have fun, build a relationship. Every single agent is just

somebody to recruit to your army. Let's call Angie. Hi Angie. My name is Pace. How you doing? I'm doing fine. How are you? Hey, I'm looking at this super wash on Crexie that you just put up there. You guys are probably getting a lot of activity on that or no. Quite a bad. I bet. You got everybody trying to buy property before the end of the year before it freezes up. Some of that. And there's some bonus depreciation.

That's what I want.

That's everybody's trying to do what I'm trying to do.

Is this your only listing?

Uh, for a car wash it is.

I have some other listings that are pretty good.

You got any listings that I could buy on seller finance?

I have a couple, but they're like land listings.

35 minutes outside of Calispo. Okay. Are you looking for like investment? Yeah, I own and I'd love to do more deals with you, but I just started buying in Calisville area. So I just bought two RV parks on seller finance and I bought a couple of single family properties right by the

hospital like the new like Cabela's area I don't live there full time I have a house in

Big Fork and I'm just starting to deploy capital there and I'm like I need to hurry and buy a

little bit more before the end of the year and I saw this car wash pop up are you getting cash offers

or is your seller open to seller he's open to financing but with a substantial amount down. Okay. About a million dollars.

If I gave him a million, is he not worried about paying taxes on that million?

You know, I'm not exactly sure where he's at, but I think he may put it into something else. I do have a good listing
