What about real estate? So like what walk me through what a good deal looks like to you today in 2023

A good deal to me looks like being able to win no matter what happens.

So with my last house hack within a so I bought it at like 247 all in and then within a year I had

added one bathroom to each side one full bath I got it reappraise to

put like 25K in a lot of cosmetic work and work that I'd done myself. You know, so So I really want the ability to like jack up that appreciation in a short period of time,

So isn't going to cash flow when I refinance if I don't refinance whatever happens if I have to sell tomorrow can I still make money off it after each of these like no matter what happens am I going to be able to make money?
