And I don't care if you want to flip a house, do a wholesale, buy a rental property, Airbnb.

Everything we talk about today will help you get that first deal this year.

And today, I'm discussing this with Brian DeVilla.

Between the two of us, we've done over a thousand deals of all different types. And we're going to jump into how to win in today's market. Now, today, I mean, we've got higher interest rates, high prices, and everything else. So if somebody doesn't have much money right now, I mean, what's the first step? If someone doesn't have money first, they need to believe that it's actually possible because there's a lot of people that think it's like a scam and we're just trying to sell a course or whatever. So that's like

very, very, very first is believe that it's possible first. Yeah. After that, then you need to learn

you need money. It just doesn't have to be your money. Yeah. So my first real estate deal, if we want to get right into it, I bought a house and was put on

title without spending a dollar.

How did I do that?

I found an experienced real estate investor that already was flipping houses and was willing

to put up 100% of the capital, and then we

split the profits 50-50. That's how I did it. Yeah. But you did something different. Yeah, I mean,

for me, I got my first real estate deal by maxing on my credit cards. You know, I didn't know anybody

who had really done real estate deals. I didn't know really any other flippers. And I didn't know anyone with money. You know, I didn't know anybody who had really done real estate deals. I didn't know

really any other flippers. And I didn't know anyone with money. You know, my parents had gone through foreclosure. They didn't have money. And so I was like, well, the only way I know how to get money is to get credit cards. And so I maxed out or I applied for more credit cards, maxed them out and used about $50,000 between my wife's credit cards, my credit cards to buy

the very first deal. And we'll talk about, you know, structuring debt and all these things.

But I think the point that everyone needs to know, if they're going to buy a real estate deal

with no money, is that it's not that no money is required. Like, clearly, you don't just buy real estate for nothing.

You know, it has a value. You just got to go get the money from somewhere. And so I do like your

point as well, too, even before thinking about the money of like mindset, because to me,

I'm just like, well, duh, you can do this. But I do remember when I was just getting started,

you know, I would hear about things like wholesaling or, you know, people buying houses with no money. Like, I would see the headlines. I'd be like, it's a scam. Yeah. It's fake. That can't happen. Yeah. But to your point, you got to actually believe. Yeah. It's possible. You just won't even pursue it any further.
