And this is perhaps Jamil, tell me if you agree, this is probably the number one distinguishing factor

between the agent model and any and all other marketing channels. Absolutely. Is you are creating a referral business if you do this right. Now, a lot of us don't do this right. A lot of wholesalers don't do this right. They approach the business like, okay, I'm going to find a distressed property. I'm going to work with the agent, hopefully buy it, and then that's the end of it.

And that's not at all the vision. In fact, if you have that vision, then you're completely missing

the boat. Because if we do this right, it's more about the relationship than the deal. And then

that's going to blossom into something really amazing where you and I now have agents that bring

from the initial contact of that relationship.

And the beautiful thing about it is that if you water that and nurture it and give it all

relationship-based business, it's how to create sustainability and consistency well beyond maybe

your capacity, right? So the reality is, is when you're going direct to seller, very, very rarely does a seller ever have more than one property to sell you?

And especially the ones and the types of properties that we go after, they're typically distressed situations or distressed properties.
