Now, this is a very interesting question because not all sellers are created equal,

diligence. Not all organizations are at the same level of proficiency in professionalism. So this is,

this is a wild topic, you know, and I think you have a couple stories. We can even talk about our

first deal, but share some of your experiences with unprofessional due diligence that

was lacking in your confidence to say the least when purchasing real estate.

Jake, to me, this is a very touchy subject because this was the bane of my existence when I

first started investing in real estate. I didn't know what proper due diligence was.
