What's Ryan Panady here? Today I am going deep on how to buy real estate without using any of your own money.

The topics we're going to be going over are wholesaling, how exactly it works, what you need to be aware of,

and how you can go get contracts and everything you need to do it properly.

The second is going to be private money.

Once again, what you need to know when you're raising capital, the do's and don't,

so you don't get yourself in in trouble and how to protect your investors

with the right paperwork and then lastly creative finance we're gonna go really

deep on this topic because it's so broad and there are so many different ways you can structure

deals so that you can buy a property without using your own money and in fact this is a

great way to get rentals and a personal residence right now with interest

rates so high you could go take over

somebody's property subject to and get a property under 3% interest. So we're

going deep on all three of these topics. Let's get it started. So the first

one we're going to go over is wholesaling. Now I'm going to go over how wholesaling works and what exactly it is. But before I do I just want to let you know it is my favorite way for someone to get started and there's a few reasons I believe that all right

first reason is the risk there's almost no risk with wholesaling compared to

other forms of buying real estate you know when you flip a house you got to go raise money

you had to get contractors you got to go list it the market could shift there's so

much that goes into it that has high risk now I'm not against flipping houses

obviously I do it but wholesaling

mitigates the risk tremendously because you're not buying the property

because you're just simply selling the deal your risk is way lower.

So I love it for that reason.
