What I would prefer to do is find something that works now where I have time to think about it. I'm not competing with a lot of people I can get the deal and I do think I know this is bold statement it is going to be like that again when rates rates move to below, I would say close to six, things are going to get crazy.

2023 and we shot a podcast in our Airbnb that we were staying at and I think we just

missed each other in San Diego

when you're out here for Patrick's event last year and then we miss each other

like three or two months ago back in Nashville. Yes twice.

Man I'm like how did we miss each other two times? I don't know.
