Royal Caribbean just announced Perfect Day, Mexico, and I want to break this down and talk about this big announcement and what we can expect up next.

When I first heard that Railroad, was building a new perfect day over in Mexico,

I was really floored by it.

In terms of things that I anticipated announcements for, this one wasn't necessarily on my

radar because I think all of us are super focused on ships primarily.

I know I was.

So when I was brought into Miami headquarters

to talk about something, I assume that it was either Star of the Seas, maybe the Discovery

class, which is the new smaller ship project that's somewhere in the pipeline, but actually no,

Royal Caribbean announced they're going to basically build Perfect Day Mexico and they're going

to acquire Costa Maya, which is the port, and they're going to acquire Costa Maya which is the port and they're

going to greatly expand that area and they bought not only the port but a lot of the surrounding land

they didn't say exactly where their property line is but they purchased 90 hectares of it which

equates to 220 acres and that's roughly double the size of Cocoa Key currently, which is really impressive.

Now, not everything is developable among those 220 acres, but what this is, to me, is a major

move by Royal Caribbean.

We know about the beach clubs, and we've talked about the beach clubs before, where they're

building these beach clubs in NASA and Cozumel, and these are beach clubs where not everybody on the cruise ship can go there.

You're going to pay a fee to get in there. And it's more of a shore excursion, glorified

Royal Caribbean Shore excursion. Whereas Cocoa Key, perfect day, that is a your ship stops there.
